What a Chase Cover Actually Does
The chimney chase is the wood-framed box that surrounds a factory-built chimney pipe. Without a cover, rain and snow would fall directly onto the top of that framing and the chimney pipe connections. The chase cover seals the top of the chase while leaving an opening for the chimney pipe. On a properly designed cover, the sheet metal is crowned in the center so water sheds toward the edges, and a drip edge carries that water away from the chase siding. Factory covers are often flat or nearly flat, which allows water to pool. Pooled water accelerates corrosion from the top down and allows moisture to wick into the wood framing at the cover edges.

Why Factory Chase Covers Fail in Idaho
Galvanized steel is coated with a thin layer of zinc to inhibit rust. That coating provides years of protection in mild climates but breaks down faster in areas with significant temperature swings, road salt exposure, and extended wet seasons. The joint between the cover and the chase pipe is also a common failure point. Factory covers are stamped to accommodate a standard pipe diameter, but the seal at that joint degrades over time. Water gets beneath the cover at the pipe collar and drips directly onto the wood framing below. By the time rust staining appears on the exterior chase siding, water has usually been entering the framing for a season or more.

Signs Your Chase Cover Needs Replacement
Rust streaks running down the chase siding are the most visible sign, but they are a late indicator. Earlier signs include water stains on the ceiling near the fireplace, a musty smell from the firebox or the area around the chase, or visible buckling or deformation of the cover when viewed from the roof or a ladder. If the cover has lost its crown shape and is pooling water, it is already allowing water to contact the framing at the edges. Any visible rust-through or perforation in the cover means water is entering the chase every time it rains.
