Inside the flue, a camera inspection often reveals liner cracks or mortar deterioration that has been accumulating water for years without any visible interior sign. Any of these signs warrants a systematic leak diagnosis before another winter cycle accelerates the damage.

Common Chimney Leak Sources

Leaks have five primary entry points. A cracked or missing chimney crown allows rain directly into the top of the masonry. Deteriorated flashing at the chimney-roof joint lets water run behind the siding. A missing, damaged, or improperly sized chimney cap admits rain directly into the flue. Deteriorated mortar joints in the masonry absorb water across the full chimney exterior. Condensation from an oversized or unlined flue creates internal moisture that degrades the liner from the inside. Each entry point requires a different diagnosis and repair approach. Applying roofing cement over flashing when the crown is the actual problem does not fix the leak. We locate every active entry point before recommending any repair.

Flashing Repair and Replacement

Chimney flashing is the sheet metal sealing the joint between the chimney exterior and the roof surface. It is the most common source of chimney-related water intrusion in residential homes, and one of the most frequently addressed with an inadequate patch. Roofing cement applied over failed flashing seals the surface but does not restore the structural integration that prevents water entry as the chimney and roof expand and contract at different rates. We remove failed flashing and install step flashing woven with the shingles and counter flashing embedded in the mortar joints, using corrosion-resistant materials that accommodate independent movement of the two structures. This is the repair that holds across seasons, not just until the next weather event.

Crown Repair and Masonry Waterproofing

Crown repairs address water entry at the top of the chimney. Masonry waterproofing addresses absorption through the brick and mortar surfaces across the full chimney exterior. We apply vapor-permeable waterproofing sealant to the masonry after any surface repairs are complete. Vapor-permeable is a critical specification: a sealant that does not breathe traps moisture already inside the masonry, which then freezes, expands, and causes far more damage than the water intrusion it was meant to stop. The sealant we use blocks liquid water absorption while allowing water vapor that is already present in the masonry to migrate out.
